Developers follow up Ahmedabad Urban Development Authority’s proposal to increase FSI around BRTS corridor with offers to redevelop residential complexes for free


With the Ahmedabad Urban Development Authority (AUDA) expected to almost double the floor space index (FSI) to 4.0 in areas around the corridor, developers are looking to redevelop societies—for free.

Areas falling in a 200-m radius of the BRTS corridor, including Nehru Nagar, Satellite, Sola, Maninagar, Paldi, Akbar Nagar, Naranpura, New Maninagar (Khokhra), Naroda and new Naroda, will be affected by the move. The current FSI of 2.25 allows developers to construct a 22,500-sq-yard building on a plot of 10,000 sq yards. Going vertical, this means a building could have a maximum of 12 floors.

An FSI of four will allow a total built-up space of 40,000 sq yards, or almost 20 floors, and developers are looking to cash in. Developers are wooing societies, promising to replace old, rundown houses with modern, and possibly larger, apartments. Once existing homeowners are relocated, developers will sell the remaining flats to new customers, giving this arrangement the potential to be a win-win situation. 

Given the increasing demand for houses, a 4.0 FSI around the BRT corridor is one of the best solutions for both developers and property seekers. It will keep the city compact, cutting down on travel time and fuel bills. Moreover since these areas are close to the BRTS corridor, people would also be motivated to use public transport.
