This includes rehabilitation of slum dwellers, a subsidy of Rs 1 lakh to families in economically weaker category and Lower Income Group (LIG) as well as an interest subsidy of rupees one lakh for citizens booking flats in schemes by private developers. </span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">It will also provide Rs 50,000 per house for providing urban infrastructure to schemes for economically weaker sections. According to the schemes approved by the state cabinet, slum dwellers will get a 1BHK house over a carpet area of 25-30 square metre in a four (G plus 3) or a six (G plus 5) storey apartments preferably in their present locality. </span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">Modi inaugurated the tallest of ten towers-GIFT, one which is 129 metres high and has 29 floors. It will house offices of international finance, investment, trade and other financial and information technology sector companies.</span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">The GIFT city project aims at state-of-the-art internal infrastructure encompassing all basic urban infrastructure elements along with an excellent external connectivity by roads, metro rail and Bus Rapid Transport Service (BRTS).</span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">Spread over an area of 886 acres, GIFT city is being developed by Gujarat International Finance Tec-City Co Ltd (GIFTCL), a joint venture company of Government of Gujarat and Infrastructure Leasing & Financial Services (IL&FS).</span><br />
<span style="font-family: Arial, Helvetica, sans-serif;"><br /></span>
<span style="font-family: Arial, Helvetica, sans-serif;">The Rs 60,000-crore GIFT City project will house a financial services-based multi-services SEZ, a centre for domestic financial sector, corporate offices, regional offices of companies, a trade centre, housing colonies, social infrastructure and other associated amenities. </span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">The project is expected to create ten lakh new jobs in ten years. The Vibrant Gujarat Global Summit, 2011 saw investment commitments worth Rs 11,700 crore in the project. </span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">Banks from Singapore, agencies of the United Nations and organizations such as the International Monetary Fund will open offices in GIFT.</span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">The city will use the energy-efficient district cooling system instead of air-conditioning. It will also use an automated waste collection system that sucks away garbage from buildings at high speed. </span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">Automated waste collection can be combined with biomass energy generation systems, so GIFT will burn waste to generate energy. Greenfield cities such as GIFT have an opportunity to test new technologies before they are adopted in existing Indian cities.</span><br />
<span style="font-family: Arial, Helvetica, sans-serif;"><br /></span>
<span style="font-family: Arial, Helvetica, sans-serif;">GIFT was conceived in 2007 and the idea was developed initially by a set of consultants such as McKinsey and urban development specialist Fairwood Consultants. It is being planned as a top-notch global financial centre to rival London, New York and Hong Kong.</span><br />

A 170-acre parcel of land, 2 km away from the car plant, will see 7,000 residential units come up by 2021 for rural and urban workforce in Sanand, which is being pitched as the next Gurgaon.</span><br />

The industrial units in the town currently employ 38,000 workers from Ahmedabad and neighbouring villages.</span><br />

He would mentor the project, to be executed by his son Arpit and his partner Nikul Patel.</span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">People in the real estate business however, have apprehensions about a 9-lakh house in Sanand. Unless a company has a perfect strategy to ensure good sales, it would be difficult to attract migrant workers, who think twice before investing. There is a possibility of institutional sales or rental partnership, but that would need to be backed with good schemes.</span><br />

Godrej, Tata and Adani have already come up with projects in Ahmedabad while Arvind has been offering one-room-kitchen houses starting at 8 lakh. All townships offering premium properties are facing tough times as sales have gone down. There is a huge demand from lower middle-class section.</span><br />

<span style="font-family: Arial, Helvetica, sans-serif;">As part of the second phase of their 135 acre integrated sustainable township in Ahmedabad, Tata Housing Development Co. Ltd. and Arvind Limited have launched a mid-range affordable housing brand 'New Haven Compact'. The project is designed by renowned architectural firm HoK of USA. Comprising 21 buildings of 1 BHK of G+4 structures at Rs 12.9 lakh onwards, the new affordable housing scheme is located on Vadsar-Kalol Road near Arvind Mills. The township is being jointly developed with Arvind Real Estate, under the banner of Arvind Smart Value Home LLP, a special purpose vehicle created to develop a mega township.</span><br />

The project offers all the amenities essential for modern day living – swimming pool, well-equipped gymnasium, volleyball court, retail shopping facilities and indoor games room.</span><br />

Every little amenity has been planned keeping in mind the Gujarat way of life.
